Existing Conditions Documentation
The project begins with measuring and photographing the site to create existing condition drawings, including floor plans and exterior elevations if needed. For projects involving additions or exterior work, a certified plot plan may be required by a Surveyor.

Zoning & Building Code Analysis
Research is conducted on zoning and building regulations to ensure compliance with dimensional requirements, setbacks, and other local codes, incorporating these into the design.

Programming & Schematic Design
Through collaboration with the client, project goals and spatial requirements are established, and sketch concepts are developed to explore layout, scale, and architectural character. The design is refined through iterative meetings.

Regulatory Approvals
If required, assistance is provided with applications, hearings, and presentations for Architectural or Historic Commissions, Neighborhood Associations, and Environmental Boards, adjusting designs as needed.

Cost Estimating & Contractor Selection
Early contractor involvement helps align design and budget. Schematic drawings for preliminary pricing are provided, along with recommendations for qualified contractors. Assistance is available for interviews and pricing reviews.

Permit Applications
Necessary drawings and documentation are compiled for permit submission. If a Structural Engineer’s stamp is required, coordination with trusted professionals is provided.

Design Development & Construction Documents
The design is refined into detailed architectural plans, including layouts, material selections, and specifications for doors, windows, finishes, and fixtures. Assistance with product selection and showroom visits is available as needed.

Construction Administration
During construction, ongoing support includes site meetings, contractor coordination, construction sketches, and shop drawing reviews. Assistance is also provided with punch list management to ensure project completion.
